Same purchase price, very different mortgage payments. See how builder incentives compare to traditional financing and what every buyer should know before choosing.

Right now, buyers have some interesting options. Many builders are offering financing incentives, including below-market interest rates, while sellers of existing homes may be more willing to negotiate on price, repairs, and closing costs.

Let's look at the advantages and disadvantages of both options, and then I'll show you how much the difference in interest rates could affect your monthly payment on a $400,000 home.

          1. Builder incentives can make a big difference

          1. Smaller lots and less mature landscaping

          2. Location limitations

          3. Upgrades can add up quickly

          4. Construction delays

          5. HOA fees and community restrictions

          6. The advertised interest rate may not be permanent

          A $727/month or $43,620 savings over 5 years is a big deal!

You could put that extra money towards paying off your home faster, help pay for your kids' college, or invest it. But before you get too excited, there's something important you need to understand. The quoted payments are principal and interest only. You will also pay taxes, insurance and PMI (mortgage insurance) anytime you put less than 20% down.

          The Catch:

           A 3.99% 5/1 ARM Is NOT a 30-Year Fixed Rate

The new construction example uses a 5/1 adjustable-rate mortgage, commonly called an ARM.

With a traditional 5/1 ARM, the initial interest rate is fixed for five years. After that, the rate can adjust annually according to the loan terms. That means the 3.99% rate in our example would not necessarily last for the full 30 years. After the first five years, your rate and monthly payment could increase or decrease.

Before choosing this financing option, I'd want you to understand:

How much the interest rate could increase at the first adjustment

The maximum interest rate allowed over the life of the loan

How much the payment could change

Whether you could comfortably afford the higher payment

Whether refinancing might be an option, without relying on it as a guarantee

A 5/1 ARM can be an attractive option, particularly for someone who expects to move, pay off the loan within several years, or refinance during those 5 years if the the rates come down.

Also, not every advertised builder rate is available to every buyer or loan program. The specific incentive, FHA eligibility, lender requirements, and current terms must be verified.

What About the True Cost of Owning the Home?

Your mortgage payment is only part of the picture. You should also compare property taxes, homeowners insurance, FHA mortgage insurance, HOA dues, maintenance expenses, and utility costs.

For example, a new home might have a lower mortgage payment and fewer immediate repairs but higher HOA dues or a longer commute.

An existing home might have a higher payment but offer a larger yard, a more convenient location, and fewer neighborhood restrictions.

And don't forget resale value. The location, lot, floor plan, surrounding development, and price you pay today can all influence how appealing your home will be to future buyers.

Do You Need a Realtor When Buying New Construction?

Absolutely, and here is why. The friendly salesperson at the model home works for the builder.

Their job is to represent the builder's interests. As your buyer's agent, my job is to represent yours.

That includes helping you compare communities, evaluate pricing and incentives, review contract terms, understand construction timelines, and identify potential concerns before you commit.

I also encourage buyers to consider independent inspections on new construction, including a pre-drywall inspection when appropriate and a final inspection before closing.

Builder contracts are different from standard resale contracts, and it's important to understand the terms before signing.

If you're planning to tour new construction, contact me BEFORE your first visit. Some builders have registration and representation policies that can affect whether an agent can assist you.

          So, Which Would I Choose?

I wouldn't make that decision based on the age of the home alone. If you found an existing home in a neighborhood you love, with a beautiful yard, a convenient location, and a price that makes sense, I wouldn't tell you to walk away just because a builder is advertising a lower interest rate.

On the other hand, if a new home meets your needs and the builder is offering a genuinely attractive financing package, I'd absolutely want you to consider it.

The best home isn't necessarily the newest one or the one with the lowest advertised payment. It's the one that fits your budget, lifestyle, and long-term plans.

If you’re considering buying a home in or around the Raleigh / Triangle area including Rocky Mount, Wilson, I would love to help you compare new construction and existing homes side by side.

We can look at the actual builder incentives available, calculate realistic monthly payments, compare neighborhoods, and determine which option makes the most financial sense for you.

You might be surprised by what your money can buy.
